Deciding to put your home on the market can be quite the decision to finally make. As a home owner, taking the plunge to enter the real estate market can be quite overwhelming while as for the matriarch of the family, there can be a multitude of questions you may want answered. For example: how can one show their home while working all day with 5 kids coming in and out?

Well, there is a way to do it all and have your SOLD sign out on the front lawn quicker than you thought. Getting these 5 essential items can help you with feeling at ease in the selling process and are budget friendly!

1. ORGANIZING BINS

Medium to large sized bins with the cover. Why? Because your agent called with a last minute visit request and there are toys, clothes and clutter in the way. Designate a bin to each room or for every child. This way when it comes to cleaning, all they have to do is put everything in the bin and put the lid on it. Store it in the corner or closet.

2. ECO-FRIENDLY / ALL NATURAL PRODUCTS

Cleaning for visits or an open house approaching? Stick to something less toxic for your potential new owners. People are becoming more and more sensitive to scents, especially artificial scents. We do not want to cause any sneezing or headaches during a tour of your home. This could leave a bad impression and make visits much shorter, leaving some details of the home lost in the mix. Lemony-fresh is no longer in!

3. WHITE, NON-SCENTED CANDLES

Same concept as above, keeping things clean and non-scented is the way to go. Candles can create a nice ambience and can showcase a cozy & inviting environment. It can be when you first walk in or by the claw-foot bath in the master en-suite. Create a sense of want and need for the viewer. A question often asked: “Should we make it smell like we’re backing cookies?” Yes, it can be nice but these artificial scents can be over bearing and can cause some to feel un-easy or hungry!

4. WHITE TOWELS

If you perhaps have busy and dated bathroom tile work, an easy fix are white towels. Create a distraction. Clean and crisp white towels can seem as though the room remains unblemished. A spa-like effect is always nice, as people associate this as what can be a luxurious extra.

5. FRESH COAT OF PAINT

Wall color has a lot of influence on the sale of your property. As much as it can be an easy fix, people may turn a blind eye. Especially for listing photos. Stick to neutrals. Studies show that certain colours have quite the affect psychologically. And again, we want to leave your home looking somewhat new and fresh, as knicks, dings and marks will be gone. Take a few days before visits start so that any harsh paint smells can be absent.
